Why the Occupancy Tool Matters

The Occupancy Tool is designed to provide marinas with actionable insights into their operations and help them drive economic and operational improvements at their business.

  • For Marinas: Gain visibility into key metrics, such as transient slip occupancy rates, pacing comparisons, and rate performance, while receiving suggestions for promotions that attract more boaters.

  • For Boaters: Access more Dockwa Deals and transient stay discounts, increasing value for the boater community.


Steps to Set Up the Occupancy Tool

  1. Access the Occupancy Tool:
    From your Dockwa dashboard, navigate to the Occupancy Tool. Upon opening, you’ll see the following prompt:

    Click on the “Set Occupancy” button to proceed.


  1. Input Total Available Linear Feet (TALF):

    • The system will ask for the Total Available Linear Feet (TALF). This number represents the marina’s total dockable linear footage.

    • Since marinas may not know their TALF offhand, use this quick calculation:

      • Take the number of slips in a Space Group and multiply it by the Max LOA (Length Overall) for that group.

    • Note: The TALF does not need to be exact—it’s a baseline that can be edited later as needed.


  1. Define the Portion Available for Transient:

    • This is dependent on how you define and allocate transient slips:

      • Designated Transient Slips: Specific slips reserved for transient use year-round.

      • Non-Sold Seasonal/Annual Slips: Slips not sold to seasonal or annual customers that are used for transient boaters.

      • Backfill Approach: Using slips temporarily vacated by seasonal or annual customers.

    • Input the calculated transient portion into the system.


  1. Editing Occupancy Configurations:
    Once the initial setup is complete, these settings can be adjusted at any time. To make changes:

    • Access Marina Settings from the Account Dropdown menu.

    • Select the Transient Rates tab.

    • Scroll to the Occupancy Configuration section located below the Seasons area to update the TALF or transient portion.

  • Approach this setup as a starting point rather than aiming for perfection. These numbers are flexible and can evolve as operations change.

  • Use the setup process to educate staff on how their occupancy metrics will impact promotions, Dockwa Deals, and transient rates.

By taking the time to set up the Occupancy Tool correctly, marinas can unlock powerful insights to optimize operations, attract more boaters, and grow their revenue through Dockwa.
